LAKE HOME
This large 5 bedroom lodge provides all the comforts of home. It's a tri-level with a walkout to the water. Enter on the main floor where you'll find the first two bedrooms. The first with dresser, armoire and a king size bed; the other a bit smaller with a twin size bed and dresser.
The living room with its large picture windows offers a very scenic view overlooking the four lakeside cabins and the water. Very comfortable furnishings including a 42" television with cable, means you won't have to miss the big games while on vacation! There's also a large wrap around deck complete with patio furniture. |

Climb the carpeted stairway to the loft area where you’ll find two full size beds an additional television and shelves of books.
Back on the main level, you'll find a large bathroom with shower and the utility room with full size washer & dryer and utility sink.
The spacious kitchen is very well equipped to feed a large group too! All full size modern appliances are included as well as two ovens, a small dishwasher and lots of cabinet space. There’s even a large pantry closet. The kitchen table seats 6 with additional seating just through the patio doors out to the large wrap around deck. It’s a perfect place for sipping coffee and spying on nature early in the morning.

Take the stairway down to the lower level walkout and you'll discover two more bedrooms each with queen size beds and TVs. There's also a small sitting area that includes a pullout sofa sleeper. There's a second full size bathroom complete with whirlpool tub and a separate shower. With the amount of room this home has to offer, spread out and just have fun! |

3 SEASON CABINS
Sometimes you just need your own space though, and so Balsam Lodge offers four lakeside cabins in addition to the lodge home. They can be rented individually or as a group.
Each cabin has the same layout. There are two bedrooms in each complete with either queen size or full size beds, small dresser and an open closet area.
The kitchen, dining and living room is an open area, with refrigerator, small stove, microwave, coffee maker and toaster. There’s a kitchen table and chairs that seat 4 along with a sofa sleeper in the living area. Cable television and a gas burning Vermont stove completes this carpeted area. Each cabin has a screened in porch facing lakeside! |

- Extra people over number shown add $75 per week or $15 per night for resort cabins.
- Extra people over number shown add $150 per week or $30 per night for lodge home.
- 2 night minimum stay required in the off-season (Balsam Lodge-Cabins #1 to #4).
- 3 night minimum stay required in the off-season (Balsam Lodge-Lake Home).
- Balance due upon arrival.
- CREDIT CARDS ACCEPTED.
- Check-In time: 3:00 p.m.
- Check-Out time: 8:00 a.m. in summer; noon in off-season.
- Pets permitted for a fee and with prior arrangement.
- NO TENTS OR FIREWORKS ALLOWED ON THE PREMISES.
- We DO NOT provide towels, toilet paper/toiletries, charcoal, garbage bags and paper products. Please plan accordingly.

Policy
If cancellation is necessary the deposit will be refunded (minus a $100 handling fee) ONLY IF WE ARE ABLE TO RE-RENT THE CABIN. |
